Terry questioned:
I am building a new house in Ohio. I have excellent access to wood but I do not want to take hassle of handling wood. What kind of file place should I build to get the best resale value when I sell the House. Wood, electric or gas and vented or vent free. Also I already built the chimney because I had wood fireplace in my mind when I started building the house. Your suggestions will be appreciated.

Gas.
Electric can be spendy on your bill.
Wood needs chimney cleaning, fluke on/off, can be hazardous.
A wood fireplace built with either real (or fake) large rocks is very desirable and will be a centerpiece to the home.
We have built three homes in the last 16 years and have had gas in all. It’s clean, you can turn it on (we have a remote) instantly and the “logs” and inserts are so realistic most people question if it’s wood. The new home builds are vented. Wood is not only a lot of work but is dirty and though I like the smell, I’d rather have a firepit on the patio instead for that.
