What kind of fireplace is good in a new home?

I am building a new house in Ohio. I have excellent access to wood but I do not want to take hassle of handling wood. What kind of file place should I build to get the best resale value when I sell the House. Wood, electric or gas and vented or vent free. Also I already built the chimney because I had wood fireplace in my mind when I started building the house. Your suggestions will be appreciated.

How do you install a lock top fireplace damper?

We recently bought a home and it had a stove in the fireplace. We didn’t want the stove so we removed it. The problem is that it doesn’t look like there is a damper in the fireplace. I heard the cheapest way to install a new one is to use a lock top damper. Any thoughts? Also, need to get rid of the stove. It’s in decent shape. Any thoughts on how to get rid of it?- it’s extremely heavy. Thanks!
